Can I operate a business from my home?
→ No. All lots are restricted to residential purposes only. Commercial activity, especially involving employees, signage, or customer traffic, is prohibited.
Can I rent out my basement or a room in my house?
→ No. Only the entire residence may be rented as a single unit. No room or part of a residence may be rented separately or used for paying guests.
Can I subdivide my lot or build more than one home?
→ No. Subdivision is prohibited unless merging portions with an adjacent lot, and only one single-family dwelling is allowed per lot.
Construction, Improvements & Appearance
Do I need ACC approval for exterior changes or new structures?
→ Yes. All exterior changes, additions, landscaping, fences, outbuildings, and grading require written approval from the Architectural Control Committee (ACC).
What type of roofing is required?
→ Roofs must be wooden shingles or materials that look similar, or equivalent high-quality products approved by the ACC.
How close to the property line can I build?
→ Setbacks:
Front: 45 ft
Side: 20 ft
Rear: 25 ft
Final interpretation lies with the ACC.
Do I need soil testing before building?
→ Yes. A soil test and a licensed engineer’s foundation design must be submitted before construction begins.
Can I build a temporary structure or live in a trailer during construction?
→ No. Temporary structures (trailers, tents, garages) may not be used as residences, even temporarily.
Fences, Driveways & Landscaping
Are fences required?
→ Yes. Lots adjacent to equestrian trails must install a 3-rail cedar fence within 60–180 days of home completion.
Do driveways have to be paved?
→ Yes. All driveways or sections of driveways must be paved.
What landscaping requirements exist?
→ Landscaping plans must be submitted within 1 year of occupancy and implemented within 6 months of ACC approval.
Animals & Pets
Can I keep horses or other animals?
→ Yes, up to 3 horses per lot. No pigs, chickens, or other livestock. Household pets are allowed but not for commercial purposes.
Are pets allowed to roam free?
→ No. Pets must be leashed or under immediate control at all times.
Vehicles, Signs & Storage
Can I park my RV, boat, or trailer on my lot?
→ Only if wholly enclosed in a garage or screened area; otherwise prohibited.
Can I have a For Sale or contractor sign?
→ Signs are limited to:
One professional sign (1 sq ft max)
One “For Sale” sign (6 sq ft max)
Larger signs are prohibited.
Where can I place trash cans, mechanical equipment, or air conditioners?
→ These must be screened from view with fencing or landscaping.
Utilities, Antennas & Equipment
Are satellite dishes or antennas allowed?
→ Only with ACC approval and must be screened with evergreens.
Do utilities need to be buried?
→ Yes. All utility lines must be underground, except during construction (temporary lines allowed then).
Maintenance, Nuisances & Safety
Am I responsible for maintenance of my home and lot?
→ Yes. Homes must be maintained in good repair and appearance; lots must be clean and odor-free.
Can I store junk or debris on my lot?
→ No. Trash must be removed regularly. Nuisances, including noise and odors, are not allowed.
Can I have a fire pit?
→ Only contained fires used for cooking or in approved outdoor fireplaces.
What happens if I violate the rules?
→ The HOA, ACC, or a homeowner may seek legal or equitable enforcement, including penalties and attorney fees.
