Thinking About Buying in Saddle Rock Ranches?
Saddle Rock Ranches is one of the last large-lot, equestrian-oriented neighborhoods this close to Denver — 1.5 to 3+ acre lots, private trails, no sidewalks, faraway neighbors and a genuine rural character. That space and character exist because the community has actively protected them since 1979.
Before you make an offer, here's what you should know:
Saddle Rock Ranches is a covenant-protected community, and covenant compliance is not optional. HOA dues are voluntary, but the recorded Covenants, Conditions & Restrictions (CC&Rs) are legally binding and recorded with the State of Colorado — they apply whether or not you choose to pay dues.
Any exterior change requires written ACC approval before work begins. New construction, additions, fencing, outbuildings, and landscaping that changes grading all go through the Architectural Control Committee first. Submitting a request does not itself mean it's approved.
This is a residential-only neighborhood. Home-based commercial activity — employees, signage, customer traffic, running a business out of the property — is not permitted.
Vehicle and equipment storage is restricted. RVs, boats, trailers, and commercial trucks must be fully enclosed in a garage or screened area, not left visible on the lot.
If your lot borders the equestrian trail, you'll be responsible for trail fencing. A specific 3-rail split-cedar fence is required within a set window after your home is complete, and it has to be maintained.
Up to 3 horses are allowed; other livestock (including chickens) is not permitted, absent a specific covenant exception.
None of this is meant to discourage you — it's meant to make sure you're buying into the neighborhood you actually want. If you're looking for large acreage with few or no restrictions, Saddle Rock Ranches isn't that. If you want space, a strong equestrian trail system, and a community that actively protects its character, you're in the right place.

Congratulations on your new home in Saddle Rock Ranches! A few things to take care of early on:
Read the CC&Rs Simplified and FAQ pages (linked above) if you haven't already.
Before you start any exterior project — painting, roofing, fencing, structures, landscaping that changes grading, or anything visible from outside — submit an ACC application and wait for written approval.
Pay your annual HOA dues. They're voluntary, but they directly fund the community's ability to maintain shared amenities and enforce the covenants that protect everyone's property values — including yours.
Come to a Board meeting. Meetings run five times a year (Jan / Mar / May / Sept / Nov, first Tuesday after the second Monday, 7:00 PM, Grandview High School Room L200). It's the easiest way to meet your neighbors and understand what's actually going on.
